201 Twenty One

201 Twenty One is a successful adaptive reuse project of a former Sears building originally constructed in the 1950's, located in Norfolk’s Ghent neighborhood.  The redevelopment transformed the site into a vibrant residential community comprising 225 apartment homes, a 7,000-square-foot resident clubhouse, 16,000 square feet of ground-floor retail space, and 421 parking spaces within a structured parking garage. The total development cost was approximately $45 million, with the City of Norfolk serving as an active public-sector partner by providing incentives and concessions that supported the project’s success. 
201 Twenty One is a four-story, elevator-served residential building designed around a large central courtyard and achieving a density of approximately 75 units per acre. The community emphasizes pedestrian-oriented urban living with street-level retail that includes long term tenants of Elite Day Spa, Five-Guys Restaurant, Koshi Sushi & Bistro, Walgreens Pharmacy and Sweet Frog Yogurt. Residents enjoy an extensive amenity package, including a state of the are fitness center,  swimming pool, gas fire pits, billiards and game area, expresso bar, and media room.  
The community features studio, one-, two-, and three-bedroom apartment homes with spacious, open-concept floor plans and modern design elements. Interior features include stainless steel appliances, full-size washers and dryers, and high ceilings. Select residences also offer loft style units, luxury vinyl wood plank flooring, granite countertops, and private balconies with courtyard or city views.
